Condo ownership is attractive to many people – first time buyers looking to get into the property market, investors and of course, baby boomers wanting to downsize their space and responsibilities.
What make condos different from house ownership is that you own your unit but you also share ownership of the land, building and common areas. Condo living offers benefits you won’t see in the average home like gym, swimming pool, tennis court, squash courts, party room and the likelihood of increased security. But you also share the costs of maintenance with your fellow unit owners of the subdivided building by paying the maintenance fees.
Condo ownership and living is governed by the Strata Title Act 1985 (Act 318) and the Building and Common Property (Maintenance and Management) (Act 663). The administration and management of a condominium is undertaken by the Building Manager and his management team and they report to the Council whose members are elected annually by unit owners at the Annual General Meeting of the Management Corporation. Subject to any restriction imposed or direction given by the Management Corporation at a general meeting, the Council shall perform the Management Corporation’s duties and conduct the Management Corporation’s business on its behalf, and may for that purpose exercise any of the Management Corporation’s powers.
